At Proper Local, we firmly believe that there is a different way of doing things.
In our experience the things which upset buyers more than anything else are:
- Unreturned calls or emails
- Estate agents being late
- Estate agents just not turning up at all!
- Your agent knowing very little about the property
- Your agent knowing very little about the surrounding area
- An estate agent who ‘sells’ the property to you (in our experience there’s never been a single instance of an estate agent convincing someone to buy a property they don’t like…)

Here’s some frequently asked questions.
How do I get the ball rolling?
We’re quite unusual in that we don’t have a shopfront like most agents, but that doesn’t mean we’re an online agent either.
We’re very much in the middle of E14 at 40 Bank Street, just next door to Canary Wharf station.
If you’d like to pop in and see us, just call and make an appointment and we’ll put the kettle on.
What happens next?
Once we have a clear understanding of your requirements you will receive a selection of properties that match your criteria. We will also keep you up-to-date via email… and we do like to speak with people too, so you might even find us calling you!
Just remember one thing: Be honest with us!
We know that not every property will be the perfect property, so tell us what you do and don’t like about properties we show you.
What we also know is that your requirements will change. What was important to you at the start of your search may not be as important once you’ve seen a few properties, so keep us in the loop and we’ll promise to do the same.
What’s the process for booking viewings?
As we only deal with property to buy in E14 most of our properties are only a few minutes away from each other.
We can meet at you at the property, or you can meet us at the office and we’ll go together.
What we will try and do is show you a few properties that fall within your criteria, because what we do know is that its very unusual for buyers to take the property that they first enquired about.
We're open at times to suit you, convenient for viewing after work and at weekends.
Although the office is only open 9am-6pm Monday to Friday viewings outside of these times, and at weekends, are always available by prior appointment.
How do I make an offer?
Once you have identified a suitable property you just need to call us and we’ll take you through the process.
Now, its obviously our job to achieve as high a price possible for the seller, but its not always just about money. Your ‘buying position’ is a very important.
Are you a cash purchaser?
Has your mortgage been agreed in principle?
Do you need to sell your property first?
Do I have to pay any fees?
Not to us, no.
Buying Agents do charge fees, normally as a percentage of the price you pay for a property sourced by them, but we’re not buying agents. The vendor of the property pays our fee when we sell the property.
However, you may have to pay fees to your mortgage provider and you will have to pay your solicitor’s fees. Please ask us to put you in touch with one of our recommended solicitors and they will be able to provide you with a quote.
I need a mortgage, what should I do?
Before you begin your property search, it is advisable to arrange your finances and, if required, have a mortgage agreed in principle. This will confirm how much money you will have to fund the purchase, which will ultimately influence your property search. We can recommend a mortgage broker. Just ask.
I need a solicitor, do Proper Local recommend them?
Yes we do. Just ask.
