If you’re working with the wrong estate agent, renting a property can be very difficult.
Unreturned phone calls, disorganised viewings, and unclear information can make it incredibly difficult to find a property that suits you. At Proper Local we prioritise your experience so you can find a place to rent with as little hassle as possible.
When searching for a rental property, we discuss your needs so we don’t waste your time with irrelevant viewings. We only work in areas we know, meaning we can answer any questions you have about the local area when you see the property. And we won’t try to push you into a property that doesn’t suit you! Our aim is to find you somewhere that will feel like home.
Here’s a short guide to the lettings process.
Step 1 - Register your interest
You can also register on right here on the website: Register With Us
We’re quite unusual in that we don’t have a shopfront like most agents, but that doesn’t mean we’re an online agent either. We’re very much in the middle of E14 at 40 Bank Street, just next door to Canary Wharf station. If you’d like to pop in and see us, just call and make an appointment and we’ll put the kettle on.
Step 2 - Finding the right property
Once we have a clear understanding of your requirements you will receive a selection of rental properties that match your criteria. We will also keep you up-to-date via email… and we do like to speak with people too, so you might even find us calling you!
Just remember one thing: Be honest with us!
We know that not every rental property will be the perfect property, so tell us what you do and don’t like about what we show you.
What we also know is that tenants’ requirements change. What was important to you at the start of your search may not be as important once you’ve seen a few properties, so keep us in the loop and we’ll promise to do the same.
Step 3 - Viewings
As we mainly deal with property to rent in Canary Wharf and Shoreditch most of our properties are only a few minutes away from each other.
We can meet at you at the property, or you can meet us at the office, and we’ll go together. What we will try and do is show you a few properties that fall within your criteria, because what we do know is that it’s very unusual for tenants to take the property that they first enquired about.
We’re open at times to suit you, convenient for viewing after work and at weekends. Although the office is only open 9am-6pm Monday to Friday viewings outside of these times, and at weekends, are always available by prior appointment.
Step 4 – Making an offer
Once you have identified a suitable property to rent you will be required to complete an application for tenancy where you may state any special conditions of the offer and provide details for your references. We will then communicate this offer to the landlord.
Step 5 – Offer agreed
If your offer is accepted, we will organise the following on behalf of the landlord.
- Collect references from the referees that you have provided
- ight to Rent and ID checks
- Arrange signing of the Tenancy Agreement
- Collect your moving in payment (rent + deposit)
- Arrange the check in for the inventory (if the landlord has requested one)
Step 6 – Move in
Congratulations, you can now move into your new home! (But sorry, you may have some packing and unpacking to do…)
Fees for Tenants
The Tenant Fees Act 2019 prohibits agents or landlords charging fees to tenants, and of course Proper Local operates within these regulations, but there are still some circumstances in which your Reservation Deposit may be retained, or fees may be payable. For full details of the Lettings Reservation process, Deposits and Fees please read our Lettings Reservation Form.
Our Awards and Accreditations
You might roll your eyes and think ‘so what?’ when a letting agent mentions their accreditations and awards. But this stuff matters, and it’s often the difference between good and bad agencies. At Proper Local, we think the best way to show you we’re a company you can trust is with the awards and accreditations we’ve earned for our professionalism and customer service. Have a look!
We firmly believe that the best way to measure success is customer feedback. That’s why we’re incredibly proud of our Gold Trusted Service Award from Feefo. You can read our customer feedback here to learn exactly how we provide first-class service to our customers. We have also been recognised as one of the top 5% of estate agents in the country by the Best Estate Agent Guide 2019. We received a Highly Rated mark for our letting services.
Professionalism and transparency are incredibly important to us at Property Local. We’ve been accredited by multiple national agencies in order to show our clients that we work according to the highest professional standards.
Client Money Protect (CMP) scheme. We are one of just a few local estate agents who voluntarily signed up for the CMP scheme. This scheme protects clients’ money from theft, loss, or improper use.
Chartered Trading Standards Institute (CTSI). As a CTSI member, Proper Local follows the national institute’s strict Code of Conduct. This ensures that all our work practices protect the client’s safety and wellbeing.
The Property Ombudsman (TPO) scheme. We follow the TPO’s Code of Conduct in order to create a smooth experience with our customers, and resolve any issues they may have in a satisfactory manner.
The awards and accreditations we have received are a reflection of the hard work we put into Property Local’s customer relations. If you’re looking for a place to rent, we want to learn exactly what you need and find you the best match available. We don’t believe in quick sells or impersonal client interactions- our job is to find you your next home.
Proper Local Promise
So, how do we create an easy customer experience that ends with you in a property you love?
- We build strong relationships with our customers so we can understand what you need from a rental situation.
- We give you one point of contact at Proper Local, so you don’t need to talk to someone who doesn’t understand your situation. Your agent will work with you throughout your tenancy, so you can build a trusting relationship with someone who already knows your case.
- We only work with properties in regions we’re familiar with. This means that we’ll be able to answer any questions about the area you may have during a viewing. We know that the surrounding area is just as important as the property itself, and that local knowledge is a key part of making a rental decision.
- All of our agents are easy to communicate with. We’re punctual to appointments and will quickly respond to any calls, emails, or messages you send us.
